Firewheel Realty III Office Building is a 9,995 sq. ft. shell office building designed to accommodate up to five separate office suites. DLA worked with the owner and the city to maximize the size of the building and parking area to fit on the small, 1.1 acre site. Underground storm water detention was used below the north parking lot in lieu of an open detention pond. The owner wanted each tenant space to have as many windows as possible, so the design incorporates two landscaped courtyards that provide more exterior wall area to accommodate more windows.
